Sustainable Income through Sustainable Agriculture

David Sewell

Long-term ownership of land has proven to be the most reliable and traditional path to long-term gains in wealth. The famous investor Will Rogers reportedly once said, “Buy land, they aren’t making any more of it.” Sage advice.

Additionally, the retention of income-producing land over long periods of time, with the careful and constant management of the land to improve yield and quality, adds to the wealth-generating benefits of agricultural land ownership.

Finally, if the agricultural land produces a crop that is in high and increasing demand, with proven channels to market for those crops already in-place, and with sustainable high profit margins consistently available, a high probability formula for success is assured.

Coffee is a $40 billion market in the United States alone. The demand for high quality “specialty” coffee is growing at an astounding annual rate of 20%. Assuming this trend continues, the demand in the USA alone will double every 3.6 years. For those who want to participate in this trend, a long term plan to own parcels of specialty-coffee producing farms is an incredibly attractive opportunity.

Savvy coffee companies have positioned themselves to tap into the increasing demand from this "specialty" coffee market. These companies are selectively purchasing high quality coffee producing properties throughout Latin America and the Caribbean and investing capital into upgrading the agricultural processes at their coffee farms. Within a few years the quantity and quality of the beans they produce improves. They are then able to demand a higher market price for their "specialty" coffee.

This business model facilitates a low-risk business strategy. If at any time in the future demand for high-quality and specialty coffee decreases, all the coffee produced by a given coffee farm can be immediately sold on the $90 billion international commercial coffee market as a commodity offering. This option minimizes any downside financial risk of producing a crop that can’t be sold.

Another strategy that is used to decrease investor's risk is to pool all revenues earned from coffee crop operations at the specific coffee farm where they are owners. The company then distributes a percentage of pooled coffee farm profits to the parcel owners who have opted in. This strategy reduces the risk of potentially lower earnings from an individually-owned coffee farm parcel.
